Details: Assistant Service Maintenance Manager/Tech III-Cincinnati, OH Position Description: Under the direction of the Service Maintenance Manager, the Assistant Service Maintenance Manager (ASMM) supports the maintenance of all the physical operations of the community, preservation and maintenance of the asset, preparation of market ready homes and providing ongoing service to the residents. The ASMM promotes consistent adherence to TCB standard operating policies and the employee handbook ensuring that the mission of The Community Builders is reflected by the site team. A primary role of the ASMM is to mentor and enhance the skills of maintenance employees and foster a collaborative, positive work environment in accordance with the policies, procedures and operating budget, increasing NOI and cash flow and providing a quality living environment for all residents. Essential Functions: • Review and analysis of monthly financial statements with the Community and Service Maintenance Managers to enhance knowledge, create efficiencies and develop plans to meet or exceed budget goals. • Understand compliance needs of The Community Builders policies and procedures as they pertain to financial monitoring controls (i.e., purchase orders, turn costs, Replacement/Reserve withdrawal requests, bids & contracts), all regulatory requirements and procedures. • A ssist in pre-audit tactics for agency audits and inspections, meetings with residents and REAC inspections, preparation for annual HUD REAC, Investor, and other lender inspectors. • P articipate in recruitment, selection, and training, coaching, and motivating team members. Assist in scheduling maintenance work and submittal of time sheets for site staff. • Inspect the property to insure that all is in order and Service Manager is aware of any maintenance or safety issues. • Timely completion of work order requests and in accordance with company policies and procedures. • P rovide preventative maintenance for all buildings’ systems, equipment and components. • P repare vacant units to be market ready within company guidelines. • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts. • Report to immediate supervisor any problems and/or issues relating to safety or management of the property. • In the absence of the Service Maintenance Manager, monitor and direct scheduling of all techs and vendors, making most efficient use of available resources and adherence to company policies and procedures. • Responsible for the following on a regular basis: o Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors and closets, cabinets and countertops. o Repair and replace appliances. o P lumbing repairs and replacement of fixtures, faucets, valves, pumps, garbage disposal and toilets. o P ainting, carpentry and drywall repairs follow RRP protocol as needed. o Roofing repairs. o Repair or replace mini-blinds, shades, light fixtures, wall outlets, ceramic tile repair, grout and caulk. o HVA C repair and replacement including filters, belts, thermostats. o Change locks and make keys. o Upkeep of grounds of community, including snow removal. • A v ailable for 24-hour emergencies. • Other duties that arise may be assigned. Additional Responsibilities: • Assist other team members with projects as-needed. • C o mplete special assignments at the direction of the Community Manager/Service Manager.
