Lead Facility Technician
YOUR TASKS AND RESPONSIBILITIES
The primary responsibilities of this role, Lead Facility Technician, are to:
Inspect equipment, fixtures, and facilities for proper operation and working condition; perform preventative maintenance per work order system. Maintain logs, manuals, records and other documentation related to preventative maintenance;
Troubleshoot and diagnose HVAC, boilers / pressure vessels, electrical, and mechanical malfunctions; correct faults necessary to return equipment to service. Must be able to adjust, disassemble, repair, and reassemble complex equipment and machinery. Report serious problems to supervisory personnel; collaborate to develop solutions to problem conditions;
Maintain and repair electrical circuits up to 600 volts, including replacement, adjustment, or alteration of circuit wiring, switches, motors, relays, and other devices;
Perform general plumbing maintenance and repair associated with potable water systems, including fixtures and supply, drain and vent pipes and related systems;
Install, sets-up, and test new equipment, fixtures and machinery, working with vendor representatives and/or BCS engineering personnel;
Operate the automated utility management system to provide continuous water, heat, steam and other utility services to end users; look for ways to improve efficiency in the delivery of utility services;
Keep tools, safety devices, and equipment in a safe, fit, and ready to use condition; perform basic housekeeping, keep work area in a neat and tidy condition.

Your success will be driven by your demonstration of our LIFE values. More specifically related to this position, Bayer seeks an incumbent who possesses the following:
Associates degree in HVAC, electronics, industrial maintenance, pressure vessels, or a closely related discipline; completion of a recognized apprenticeship program with journeymans certification in one or more trades may be substituted for the degree requirement;
A minimum of five years of experience as a facilities or maintenance technician;
Able to perform highly complex repairs, adjustments, and modifications on plant equipment and systems. Able to identify and recommend modifications to equipment and systems to improve their efficiency and reliability;
Able to create, edit, and modify procedures, blueprints, wiring diagrams, schematics and other technical materials;
Able to teach other technicians to use tools, instruments and other devices to troubleshoot, repair and service industrial machinery and systems;
Advanced knowledge of the design, operation and repair of all types of mechanical, plumbing, and HVAC equipment and systems;
Advanced knowledge of industrial electricity, including single and three-phase power systems;
The ability to perform repairs, adjustments, and modifications that are non-routine and of extensive complexity is a basic expectation in this role;
Familiarity with building codes, electrical codes, and fire codes;
Knowledge of the design and operation of industrial and commercial sprinkler, security, lighting systems.
Chiller and cooling tower maintenance and operations proficiency;
Proficiency with industrial steam and hot water boiler system maintenance and operations;
Experience with Reliability Centered Maintenance and ability to develop effective Preventive and Predictive Maintenance tasks;
Experience with predictive maintenance technologies such as Infrared, Ultrasonics, and/ or Vibration Analysis;
Proficiency with leveraging Building Automation Systems for troubleshooting and analysis;
Proficiency with compressed air systems maintenance and operations;
Experience with Operational Excellence tools such as 6 Sigma, 5S and/ or LEAN;
Experience with a computerized maintenance management system (SAP).
