General Summary Perform a variety of building maintenance tasks such as electrical, carpentry, plumbing and general repairs in the Southern States Corporate Office. Work under general supervision.
Essential Job Functions
Perform electrical repairs accomplished by removing, replacing, tightening, splicing, soldering and insulating defective wiring, controls equipment and building fixtures such as broken and bare wiring, burned out switches/relays, loose connections/fittings and damaged light fixtures. May install some equipment which does not require work by a journeyman electrician. *
Safely operate shop equipment such as power saw, shaper, drill, electrical and carpenter tools. *
Perform carpentry duties such as removing, placing and fastening office partitions/doors. Replace broken glass, door checks and minor repairs. Lay out work from blueprints, drawings and verbal instructions. Measure and cut materials to required lengths, using hand or portable power tools of the carpentry trade, shop woodworking equipment and standard measuring instruments such as rulers, carpenter's squares and levels. Make standard shop computations relating to dimensions of work. *
Assist in minor plumbing repairs. *
May repair or hang sheetrock. *
May paint or perform touch-up painting. *
Shovel walkways and stairs during winter season. Apply sand and/or salt to affected areas. *
Take readings on gauges of air conditioning unit to detect problems. Make minor changes to A/C and heating unit to control temperature. *
Maintain equipment so as to anticipate problems and prevent them. *
Assist Building Superintendent in maintaining building security and in any other assigned duties. *
Drive company van to pick up supplies. *
Instruct and provide leadership to Maintenance Mechanics. *
Complete maintenance records as required. *
Provide excellent customer service and cultivate professional, positive relationships with all levels of employees. *
Ensure all tools, equipment, parts and supplies are properly returned and stored according to procedures. *
Perform all other job functions as assigned.
Education: Requires a High School Diploma, General Education Degree (GED) or accredited trade school degree in HVAC, Electronic or other industry related trade. Professional designation (CSP, CETP, OSHA 511) are a plus and may be required to obtain.
Experience: Requires three to five years of experience in the building maintenance industry. Equivalent training/work experience is acceptable. Must be knowledgeable in the safe and proper use of tools and equipment. Previous Southern States work experience a plus.
Ability to read, interpret and follow diagrams, blueprints, schematics, operations manuals, manufacturing specifications, sketches, engineering specifications and other documents *
Able to troubleshoot and perform repairs (mechanical, electrical, plumbing) utilizing test instruments and specialized tools *
Ability to lift up to 100 pounds unassisted *
Knowledge and working use of all hand tools and equipment while adhering to all safety standards *
Able to work extended hours, alternate shifts, schedules or weekends to meet business demands *
Ability to report to work in adverse weather conditions is required *
Able to perform work with concentration, focus and attention to detail *
Able to add, subtract, multiply and divide in all units of measure *
Effective verbal and written communication skills *

Use of ladders, stairs and/or scaffolding to get to affected areas *
